Dong has been in the long-term rental business for over ten years now, and he's seen all kinds of tenants. Some tenants, despite having minor quirks, are generally reliable. The most important thing is that they don’t cause trouble or stir up drama. The requirements are simple: pay rent on time, don’t make a fuss, and that’s good enough for me.
However, there have been some "drama queens" who pretended to be professionals, critiquing the design of the house as if they were experts, only to end up wasting everyone’s time. Some tenants have no concept of saving utilities, leaving the water running or the electric blankets, heaters, and AC on 24/7 (especially when they’re not even home). The most frustrating was a tenant who messed with the electrical wiring in their room, causing a short circuit in the entire villa. We almost had no power for the whole day – what a headache!
In long-term rentals, these issues are particularly troublesome. For example, a short circuit not only causes inconvenience but can also disrupt other tenants’ lives and even pose safety hazards. Wasting utilities is like burning money, especially when utilities are included in the rent – it’s a silent burden for landlords. Then there are the messy tenants. When they move out, the room is covered in hard-to-clean stains, and the bathroom has grime that seems permanently etched into the surfaces. Cleaning costs can be shockingly high. And don’t get me started on those who smoke secretly in their rooms, filling the place with a nasty smell and setting off the smoke alarm, nearly giving the other tenants a heart attack and even risking a fire. The worst is when someone walks barefoot on the carpet, spreading foot odor everywhere and leaving the carpet disgustingly dirty, forcing us to replace it – another hefty expense.
And then there are the truly bizarre ones. For example, some tenants put on a full-blown performance, tears and all, to get what they want, only to drop the act the moment they succeed. It’s both infuriating and hilarious.
The funniest was this one tenant who loved cooking a giant pig head. The sight of that pot with the pig head boiling away was like something out of a horror movie. The other tenants avoided the kitchen at all costs – it was too terrifying to even get close to. In long-term rentals, such bizarre behavior not only disrupts other tenants’ lives but can also lead to conflicts among neighbors, or even cause other tenants to move out early, resulting in significant losses.
While these tenants can be a bit much, with a little guidance, they can usually improve. After all, everyone just wants to live in peace. But in long-term rentals, small issues tend to pile up and turn into big problems. In the end, the landlord not only spends a lot of time dealing with them but may also lose a considerable amount of money.
Sometimes, it’s true what they say: "A little help creates gratitude, but too much creates entitlement." You try to be nice to them, and they take it for granted; you try to be a bit stricter, and they think you’re being harsh. For example, including utilities in the rent is meant to make things easier, but some tenants don’t appreciate it at all, wasting water and electricity as if it’s free. If you remind them, they complain that you’re nagging or even gossip behind your back about how stingy you are.
But the most outrageous are those who, in order to have the whole place to themselves, secretly try to convince other tenants to move out, completely disregarding others’ feelings. That kind of behavior is absolutely unacceptable and crosses the line for any landlord! In long-term rentals, such malicious actions not only damage relationships among tenants but can also lead to higher vacancy rates, directly affecting the landlord’s income.
As the saying goes, "A little help creates gratitude, but too much creates entitlement." The more accommodating you are, the more they push their luck. You give them convenience, and they take advantage of it, even scheming to get more. This kind of mentality is truly disheartening.
At the end of the day, renting is all about living together harmoniously, without disturbing each other. Pay rent on time, don’t cause trouble, and everyone can relax. With short-term rentals, problems are relatively fewer because tenants stay for a shorter period and have less opportunity to cause issues. Plus, short-term rentals usually have clear deposit and cleaning rules, so tenants tend to be more mindful of their behavior, knowing that they could lose their deposit if they don’t follow the rules. So, while short-term rentals may charge higher rent, they come with fewer headaches, making life easier for landlords.
